Question 14

Which trade-ups or cost concessions to builders can we offer, and who grants them?

Several, and most are already written into the codes. Under the 2024 International Residential Code, a sprinklered home can qualify for reduced fire-separation distances between houses, a one-hour townhouse common wall instead of two, a half-hour separation between duplex units instead of one, and larger habitable attics, mezzanines and sleeping lofts. Under the 2024 International Fire Code appendices, sprinklered development lowers the required fire flow for a typical home from 1,000 gallons per minute for an hour to 500 for half an hour, widens permitted hydrant spacing by 25%, and can remove the requirement for a second access road in developments of more than 30 homes. The building official grants concessions with regard to buildings. The fire official and the road or plat authority grant concessions with regard to infrastructure, and only where the jurisdiction has adopted those appendices. Water providers control connection and meter fees, and a jurisdiction can additionally enact fee waivers or expedited review. These are conditional allowances, not automatic entitlements, and what is available depends on which codes and appendices a jurisdiction has adopted. We are happy to walk through the specific options that make the most sense for your community.
